We have over the last 5yrs or so been working on the apartment - it sleeps 5 long-term and 7 short-stay a weekend.
Cars can pull right up to the door.
FEATURES:
- The living room and kitchen is one area of about 8 x 4m and there's a room with twin beds -by next year there will be a morning sun room leading directly off from that one.
- The kitchen is complete.
There is a dishwasher, a clothes washing machine and an eletric cooker as well as a microwave etc etc
- There is a slight rise to the bathroom which is on one level - no steps - and lots of hand
grabs and a raised toilet with drop-bars.
There is also an alarm.
- The second bedroom has a double bed and annexed from that is a small single room with wash hand basin.
- This area has a door leading to a glass-covered stone veranda with various climbing plants, honeysuckle, white gapes, various clematis and has seating and a gas BBQ.
- It in turn leads onto the rear (North) garden, more stone terracing, Canadian canoe, wind-surf board, golf green and the rear gate with hill walks past the organic farm directly behind the house.
- It also leads on to the East garden with the terrapin ponds, sailboat, parking area for 6+ cars and eventually the public road and the small garden by the steam.
This contains a swing I designed 'specially for paraplegics(squeezing the double ropes moves the swing,.
No leg-swings needed.
There is seating there too looking up the stream to the waterwheel.
There are lots of (non-mechanised) garden games for all ages and abilities too many to mention here.
For the more able-bodied there are also bikes, kites and fishing tackle.
Music instruments too.
- The house is run on Best Ecological Practice with a very 'hands-on' approach for ALL persons. (A Holistic Approach:- see opposite)
- Also we practice SuDs principles to re-use all rain and MOST domestic water.
- Wherever possible all vegetables are grown organically usually on the farm behind the lodge.
- The house is a modern (1984) build and insulated far beyond the SEI norms.
- It's warm in winter and cool in summer.
- It is heated by a wood burning stove supplemented by a waste-veggie-oil burner and solar-tubes.
- There is a LPG backup system.
- The apartment has regular radiators and low heat underfloor heating as well as using passive heating -
large double panes of glass face East.
- There are also electric space heaters and electric blankets should the need arise.

Locality (close to: Cappoquin)
200m from the lodge is the Blackwater river, famous for its salmon and trout fishing and also coarse fishing.
The rivers Bride, Finisk, Owenashad and Glenmore famous for their trout fishing are all Els, Peter and Grainne your Hostswithin 10 mins drive. Shore fishing and deep-sea angling boats can be chartered out of nearby Dungarvan.
Music sessions, canoeing, horse riding, pony trekking, cycling are all readily at hand and the countryside abounds in splendid woodland and country walks, while the Waterford coastline is renowned for its golden sandy beaches and secluded coves.
Nearby is the famous Vee, a gap in the Knockmealdowns overlooking Co. Tipperary.
Golfers can choose from three excellent 18 hole courses within 15 minutes.
Three minutes away is the 9 hole Lismore course overlooked by the fairytale Lismore Castle.
Nearby is Dungarvan with many excellent restaurants, the heritage town of Lismore, Ardmore and Waterford with its world renowned crystal.

Tariff Information
Tariff Range: from 225 to 360 EUR per week
- €200 mid-week (Mon - Thurs.)
- €200 weekend (Fri - Mon.)
- €300 for 5 nights may not include Saturday.
- €360 per week; (week must start on the weekend)
- €550 for a two week stay.
- €900 for 4 weeks
- €1550 for 8 weeks
The rates include all heating and electricity up to a *reasonable* rate.
The rates include bikes, garden-games, etc, DVD's, TV etc.+ 2hrs tuition/music or archery per week, if desired.
